Probably a Good Deal! - Issue #12 Special Deal Roundup

Hi PAGD Fam,

This is a freebie gift issue going out to all subscribers and paid members. One of the things I did last week at the business broker conferences was gather a bunch of deals from good brokers with good closing track records and solid valuation skills that "Probably Should Have Sold" already. It's kind of a myth that every good deal gets immediately snatched up by a Buyer. I know I have several that have vexed me as to why they haven't moved quickly.

The list below: all have this in common

  • from a broker I know and trust

  • appear to be a good valuation

  • already on the market but inexplicably haven't moved, they're having trouble making a Buyer match

1- TX Hill Country Plumbing Company in a beautiful small town doing $1.7M Revenue and $437K SDE with a $1.15M asking price. I'm 100% sure this would have already sold if it was in a bigger city. This is about 45 minutes away from San Antonio. Great reputation and growing.

2- Central TX (I-35 corridor between Austin and San Antonio) restaurant that dominates in delivery in its category and has low overhead, small footprint, and high tech ordering systems. $2.2M Revenue, $552K SDE and growing, SBA pre-approved. $1.75M Asking price with some flexibility as Sellers are motivated. Recently appraised for $1.9M.

3- San Antonio based Transmission Infrastructure Engineering firm. This one is home-based, lean and mean. Most of the costs are in COGS. They are a contractor with CPS energy and help build infrastructure for electrical transmission towers. They do right at $1M revenue, $241K SDE, and are asking $750K. Seller willing to stay on for a 1 year transmission. This has been hard to sell because ideal Buyer needs a PE stamp and preferable to woman or minority owned. Lots of work to be done on electrical infrastructure with not much competition.

4- Santa Fe, NM Commercial Restaurant Supply Business. This can be purchased with or without the real estate. Located in beautiful Santa Fe and has customers all over northern NM and little competition. Sells the stainless stuff and appliances/gear for restaurants. $2.1M Revenue, $423K SDE, Asking price of $1.34M. SBA good to go.

5- Fredericksburg, VA Masonry Contractor. 20+ year solid history. Repeat business from builders. Insatiable demand for this right now. $2.16M Revenue, $420K SDE, Asking $1M.

6- Fairfax, VA High End Hair Salon doing $1.5M Revenue, $273K SDE, with an asking price of $550K. 14 busy employees make sure the owner does not have to know how to cut hair or do salon services. Affluent area. Nice opportunity.

7- Las Vegas, NV Backyard Construction and Retail high end WOW factor business that's booming. $8.75M Revenue, $1.56M SDE, asking price of $8.5M but get this, it includes major Real Estate that recently appraised for $7.5M in the asking price. Broker Trent has all the bank financing needed already on board and is ready to discuss it with you.

8- Tacoma, WA Cabinet & Floor Refinishing Company SBA approved. Well-run. $860K Revenue, $230K SDE, and a $465K asking price. An affordable business in Tacoma with a 12 year history.

9- Las Vegas, NV Swimming Pool Builder. This is already semi-absentee owned and has a solid manager in place. $3.15M Revenue, $531K SDE, $1M Asking Price. Get it!

10- Greeley, CO Firearms Academy and Gun Store. CCW Training, new gun sales, coatings, accessories, you name it! $539K Revenue. $218K SDE, $489K Asking price.

11- Central North Carolina Deck, Screen Porch and Outdoor Structure Biz. Owner was in a bad auto accident and needs to sell. $1.45M Revenue, $245K SDE, and $367K Asking Price.

12- Naples, FL Home Furnishings Retail Store. Perfect complement to an interior designer. Sells furnishings and design accessories in beautiful Naples. 20 year history. $602K Revenue, $206K SDE, $505K Asking price.

13- NW Ohio Lawn & Garden Equipment Sales and Service. Plenty of upside to grow sales and margins. 11,760' show room with parts dept, offices, warehouse, etc. $1.4M Revenue, $124K SDE, 400K Asking Price.

14- SW Florida Golf Course Supplies Distributor. $843K Revenue, $181K SDE, and $350K Asking Price.

I hope you've enjoyed this email roundup. I think this is a good way to get some value to the free subscribers here, help out some broker friends bring attention to some of their overlooked good deals, and show some stuff at more affordable starting points since quite a few of the subscribers can't always financially qualify for the larger deals we've been sending out.
